Payments
Payment must be received and reservation form filled out within 3 days of booking or reservation will be cancelled.
Security Deposit
A credit card is required for use as a security deposit for cost amount if the rental is left with damages, excessively dirty or neglected. The Guest guarantees payment and authorizes charges to the Guest’s credit card. In the event of any guest damage, negligence or excessively dirty, we reserve the right to add a coordination surcharge to replacement and/or repair costs. The credit card will only be charged if any of the above items are reported for the cost amount (extra cleaning fee, repair and/or replacement costs.)
Booking Cancellation:
If you cancel less than 30 days prior to arrival, there is no refund unless re-rented.
Booking Deposit:
The initial deposit must be delivered to and accepted by the Owner in order to secure Customer’s reservation and create a binding agreement between Owner and Customer on the terms contained heirin. If the time of stay is not available at the time of the Owners receipt of the Initial Deposit, Owner shall return and/or credit the Initial Deposit to the customer, and this agreement shall be of no force or effect. The Initial Deposit and any other deposit (if applicable) are together referred to herein as the “security deposit”. The security deposit less any deductions permitted under this Agreement shall be returned to Customer 30 days after the end of the Customer’s stay. Customer may cancel its reservations of the premises and receive full refund of the initial deposit and any other money paid hereunder at any time before the 31th day prior to the start of Customer’s Time of Stay by written notice to Owner. After the 30th day prior to the start of Customer’s Time of Stay, all sums paid by Customer hereunder shall be NONREFUNDABLE except that (1) if the premises are uninhabitable for all or parts of Customers time of stay due to casualty loss, act of god or other cause. Customer may either be refunded all unapplied money previously paid or reschedule its time of stay as its sole remedies: (2) if Customer desires to cancel its reservation but locates a replacement renter acceptable to Owner for Customer’s Time of Stay, Owner shall apply the sums previously paid by Customer to the account of the replacement renter, in which even such replacement party shall be solely responsible for reimbursing Customer for any such amounts; and (3) if Owner sells the Premises prior to Customer’s time of stay, this agreement shall terminate at Owner’s option, in which event Customer shall be refunded all sums previously paid.
Payment Balance:
The payment of the balance is due 30 days prior to arrival.

Cash, Visa, MasterCard, Direct Bank Deposit, Money Order,
Cashiers Cheque or Personal Cheque
Release; Hold Harmless.
Unless caused by the gross negligence or intentional misconduct of owner or its agents, (1) Neither owner nor its agents, employees, officers or directors shall be liable to the customer or its guests or family members for any personal injury, accident, death, lost, stolen or damaged property, loss of enjoyment, delay or inconvenience occuring at the premises and /or during customer’s time of stay from any cause whatsoever, or for any inaccuracies or misrepresentations in owner’s description or marketing of the premises or the surrounding area that are not of a material nature; and (2) customer shall indemnify and hold owner and its agents, employees, officers and directors harmless from any and all loss, cost, expense, claim or liability (including reasonable attorneys’ fees) arising as a result fo the use by customer or its guests or family members of the premesis or otherwise as a result of this agreement.
Surrender and Repair of Premises
At the end of the time of stay, Customer shall surrender the Premises to Owner in the same condition as existed at the beginning of the Time of Stay, reasonable and minor wear and tear are expected, with all furniture, pillows, cushions etc in their original placement within the Premises. The cost to repair and /or replace any item in, on or part of the Premises that is lost, stolen or damaged during Customer’s Time of stay shall be deductd from Customer’s security deposit and retained by Owner. Owner and Owner’s agents shall be responsible for day to day maintenance and repair of the Premises, including appliances, utilities, linens and towels, as may be reasonably necessary.
Rules and Regulations
Customer shall comply with the following rules and regulations of the Premises and shall ensure compliance with same by its guests and family members.
ILLEGAL DRUG USE: Illegal Drug Use is not permitted. If the owner even suspects illegal drug use is going on in the rental unit or surrounding property the owner has the right to evict the guest with no refund. This will be done with the assistance of the local Police Department.
NOISE AND DISTURBANCE: NO LOUD NOISE FROM ANY UNIT AFTER 8:30PM AND BEFORE 7AM. If I get a complaint about excessive noise I will be knocking on your door. If it continues you will be asked to vacate the premises with no refund of the unused portion of your stay.
Guests having guests: Being a renter does not give you the right to invite guests over without the owner’s permission. If this does happen you will be charged for each additional guest on the premises. The owner has the right to decide who is allowed on the property not the guest.
Parking:
There are 4 FREE parking spots per unit, 8 in total. This will be strictly adhered to, and you will have to make other arrangements if you have more than 4 cars per unit. Parking fines are destributed to any cars parking on the road.
NO SMOKING – Smoking is not prohibited within the unit and an automatic $200 charge will be processed on your credit card if smoking is suspected within the unit. There are cans outside the unit where the remains must be deposited. If cigarette buts or other garbage is left a charge will be applied.
Hot Tub – To be used at the customers own risk and in a safe manner. Children must be accompanied by an adult at all times. Charges will be applied for any misuse of the hot tub, we are charged for water at Sun Peaks.

Children:
Children of all ages are allowed.
Groups/Minimum Age:
Allow groups 25 years or older.
Quiet Time:
The quiet time is from 8;30 PM To 7:00 AM

Early check-in or late check out is available upon request for a charge of $25/hr.
Linen:
All linens supplied.
Pets:
Pets are not allowed.
